PART 3
She didn’t gasp. She didn’t curse. She simply put on her reading glasses and examined every page.
Then she looked at me.
“Beverly, did you sign this document?”
“No.”
“Did you authorize Travis to transfer the property?”
“No. I gave him limited power of attorney for emergencies.”
Caroline leaned back.
“Then we have a serious problem.”
She opened the blue folder.
Eight months earlier, Gerald’s old estate plan had been updated. We had made several changes after I realized how complicated things could become if I ever needed long-term medical care.
The lake house was specifically listed as my separate property.
There was also a provision explaining that no agent acting under my power of attorney could gift, sell, transfer, or otherwise dispose of the property for personal benefit without my separate written consent.
Caroline tapped the page.
“This is important. Your son may have had authority to help you manage certain matters, but that doesn’t automatically mean he had authority to transfer your property to himself.”
I swallowed.
“So what happens now?”
“First, we verify exactly what was filed, how it was filed, and what authority was presented. Then we’ll take steps to protect your ownership and prevent further transactions.”
She turned to another document.
And suddenly, she stopped.
“Beverly, there’s something else.”
“What?”
“The deed lists a notary.”
She showed me the signature.
I recognized the name immediately.
It belonged to a woman who worked at the bank where Travis had his business account.
“I’ve never met her,” I said.
Caroline nodded.
“That’s another detail we’ll investigate.”
She made copies of everything and began preparing the necessary legal notices.
Before I left, she asked me one question.
“Does Travis have access to any other accounts or documents belonging to you?”
I thought about the emergency credit account.
The power of attorney.
The spare keys.
Then I remembered something else.
“Caroline, he has a copy of the original lake house insurance policy.”
“Anything else?”
“My husband’s old property records.”
She looked at me carefully.
“Then we’re going to need a complete inventory.”
For the first time since coming home from surgery, I felt something other than sadness.
I felt prepared.
At 4:32 p.m., Travis finally managed to reach me.
I answered because Caroline had told me to keep a record of any communications.
“Mom! What are you doing?”
His voice was loud enough that Diane, sitting across from me at the kitchen table, looked up.
“I’m resting.”
“Don’t play games with me. The contractor says the account is frozen, the appliance company won’t release the refrigerator, and the bank called me asking questions.”
“Then perhaps you should answer their questions.”
He went quiet.
“Mom, listen. You don’t understand what’s happening.”
“I understand that you transferred my house.”
“It’s temporary!”
I looked at the printed deed beside my coffee cup.
“Temporary?”
“It’s just paperwork. We needed to get the renovation financing handled. Kelsey’s parents have already spent money making the place comfortable.”
“Did they spend their own money?”
Another pause.
“Some of it.”
“How much?”
“Mom, that’s not the point.”
“It is exactly the point.”
He lowered his voice.
“Look, Patricia and Robert sold some furniture and paid for improvements. They’re emotionally invested now. You can’t just throw them out.”
I closed my eyes.
“Travis, I didn’t invite them into my house.”
“You weren’t using it!”
“I was planning to return there.”
“After your surgery? You can’t even walk properly right now.”
His words landed harder than he probably intended.
He was using my temporary physical weakness as an argument against my permanent ownership.
I looked at my walker.
Then I looked at the photograph of Gerald.
“I may need help walking today, Travis. That doesn’t mean I need your permission to own my property.”
He exhaled sharply.
“Dad wouldn’t have wanted this.”
I almost laughed.
Gerald would have been furious.
Not because someone needed help.
He had spent his entire life helping people.
He would have been furious because our son had confused generosity with entitlement.
“Don’t use your father to justify what you’ve done,” I said.
Then Travis said something that made my stomach turn.
“Kelsey’s parents have already told everyone they’re retiring there. Her father has even started calling it his house.”
I stared at the wall.
“Then he should be very disappointed when he learns otherwise.”
I ended the call.
The following morning, Caroline called with an update.
The deed had indeed been recorded, but there were several irregularities that needed immediate investigation.
The signature attributed to me did not match the signatures on my recent legal documents.
The notary information also raised questions.
Caroline had contacted the county recording office and was preparing the appropriate filings to challenge the transfer.
She also advised me to change access codes, secure the original documents, and make sure no one could use the old power of attorney for additional transactions.
I followed every instruction.
Then Diane brought me another casserole.
I laughed when I saw it.
“Diane, if I eat one more casserole, I’m going to need another operation.”
She smiled.
“Then I’ll bring soup next time.”
For a few minutes, we talked about ordinary things.
The weather.
The neighborhood.
Her grandson’s baseball game.
Then she placed her phone on the table.
“Beverly, I don’t know if you want to see this.”
It was Kelsey’s social media page.
There was a new photograph.
Patricia stood in the middle of my living room holding a glass of wine. Behind her was the fireplace Gerald and I had installed ourselves.
The caption read:
“Finally home. Sometimes life gives you the family and home you deserve.”
I felt my throat tighten.
But Diane scrolled down.
There was another post.
This one showed Robert standing beside a contractor near the dock.
The caption said:
“Big plans for our new property. Can’t wait to make this place ours.”
I didn’t say anything.
Then I noticed a comment underneath.
Someone had written:
“Wait, I thought this was Travis’s mother’s house?”
Kelsey replied:
“Not anymore. Everything has been taken care of.”
I handed the phone back.
“Diane, could you send me those screenshots?”
“Already did.”
I saved them in a folder and forwarded them to Caroline.
I wasn’t going to argue with social media.
I was going to let the documents speak.
Three days later, Caroline called again.
This time, her voice was different.
“Beverly, I need you to sit down.”
I was already sitting.
“What happened?”
“We received additional information from the lender.”
My stomach tightened.
“What information?”
“The renovation expenses weren’t limited to the $38,000 on your credit account.”
I gripped the edge of the table.
“What do you mean?”
“There’s evidence that Travis submitted your lake house as collateral when applying for additional financing.”
I stared at the phone.
“He did what?”
“I’m still verifying the paperwork. But the application appears to identify him as the owner of the property.”
For several seconds, I couldn’t speak.
Then Caroline continued.
“There is something else. The loan application includes a document purporting to show that you approved the arrangement.”
“Did I sign it?”
“We’re checking that now.”
My hands began to shake.
I had trusted my son with emergency paperwork.
I had never given him permission to borrow against my home.
“Caroline, I want everything investigated.”
“I understand. Don’t contact him about this yet. Let us preserve the evidence and handle the appropriate notices.”
After the call, I sat quietly.
I thought about all the summers Gerald and I had spent at Lake Hartwell.
The fishing mornings.
The Christmas decorations we had stored in the attic.
The little wooden bench Gerald had built beside the water.
I remembered Travis as a little boy running down the dock, shouting that he had caught the biggest fish in the lake.
I remembered paying for his college books.
Helping him buy his first car.
Sending money when he lost his job.
And I remembered something Gerald had told me shortly before he died.
“Beverly, help our son whenever he needs it. But never let him believe that love means he never has to be responsible for his choices.”
I finally understood why those words mattered.
That evening, Travis appeared at my front door.
He didn’t call first.
Diane happened to be visiting and heard the doorbell.
When I opened the door, my son stood there with his wife, Kelsey.
He looked exhausted.
His shirt was wrinkled, his hair uncombed, and his expression was a mixture of anger and desperation.
“Mom, we need to talk.”
I stepped aside, but I didn’t offer him a hug.
He noticed.
“Seriously? You’re going to treat me like a stranger?”
“You’ve been treating me like one for quite some time.”
Kelsey rolled her eyes.
“Can we please stop with the drama? My parents are extremely stressed.”
I looked at her.
“I’m sorry they’re stressed. But I didn’t invite them to live in my home.”
“They’ve already moved everything!”
“Then they’ll have to make arrangements.”
Travis rubbed his forehead.
“Mom, the bank is asking questions. The contractors are demanding payment. Everything is falling apart.”
I looked directly at him.
“Then explain why you used my name.”
He froze.
Kelsey turned toward him.
“What is she talking about?”
Travis didn’t answer.
I continued.
“Caroline has the loan documents. She also has the deed, the credit statements, and the social media posts.”
Kelsey suddenly stopped looking annoyed.
“What loan documents?”
Travis gave her a warning glance.
“Not now, Kelsey.”
But I had already seen the expression on her face.
She knew something.
And perhaps she knew more than I did.
“Travis,” I said quietly, “did you tell your wife that you had my permission to transfer the house?”
He stared at the floor.
“Mom, I was trying to help everyone.”
“No. You were trying to make decisions with something that didn’t belong to you.”
He stepped closer.
“Please. Just tell Caroline to stop. We can fix this privately.”
I looked at my son for a long moment.
Then I asked the question I had been holding inside for days.
“Travis, if I hadn’t checked my account, would you ever have told me?”
He opened his mouth.
Nothing came out.
And that silence told me more than any confession could have.
But just as I thought the conversation was over, Kelsey reached into her purse.
She pulled out a folded document.
“Actually,” she said, placing it on the table, “there’s something your mother needs to see.”
Travis turned toward her.
“Kelsey, don’t.”
She ignored him.
Then she unfolded the paper and slid it toward me.
At the top was the name of my lake house.
Beneath it was a financial figure.
$425,000
I looked up.
“What is this?”
Kelsey swallowed.
“That’s what your son told my parents the house was worth. But that’s not why I’m showing you this.”
She pointed to the bottom of the page.
There was a second signature.
Not mine.
Not Travis’s.
And beside it was a date from two months before my surgery.
I felt the blood drain from my face.
Because the document suggested that someone had been planning to sell my lake house long before Patricia and Robert ever moved in.
And when I looked at Travis, he finally whispered:
“Mom, please don’t ask who arranged the meeting.”
But I already knew that whatever happened next would change our family forever.
PART 4: THE TRUTH THAT DESTROYED MY SON’S PLAN
For several seconds, nobody moved.
The document lay on my kitchen table between us.
I looked at the signature again.
It belonged to a real estate broker named Michael Reynolds. I recognized his name because he had once helped Gerald and me estimate the value of the lake house when we considered selling it years earlier.
But we had never hired him.
I slowly turned toward Travis.
“Who arranged this meeting?”
He rubbed both hands over his face.
“Mom, it wasn’t supposed to happen this way.”
“Then tell me how it was supposed to happen.”
Kelsey crossed her arms.
“Your son told my parents the house was going to become ours. He said the paperwork was already being handled and that there would be no problem.”
I looked at her.
“And you believed him?”
“Of course I did. He’s my husband.”
“I’m his mother. I raised him. I trusted him. Apparently, that wasn’t enough to make him tell me the truth.”
Travis suddenly raised his voice.
“Can everyone stop acting like I’m some criminal? I was trying to help my family!”
I looked at him calmly.
“You have a family, Travis. So do I. And I’m still part of mine.”
He looked away.
Then I picked up the document.
“I’m keeping this.”
He reached toward it.
“Mom—”
I pulled it back.
“Don’t.”
It was the first time I had ever used that word against my son.
He stopped.
The following morning, Caroline received the document.
She examined it carefully and immediately contacted the real estate broker.
By the afternoon, we had an answer.
Michael Reynolds confirmed that Travis had contacted him several weeks earlier.
According to Michael, Travis had explained that his mother was preparing to transfer the lake house to him and that the family wanted to understand its market value before making renovations.
Michael had asked to speak with me directly.
Travis had told him I was recovering from a medical procedure and preferred not to be disturbed.
But Michael had never received written authorization from me.
He also confirmed that nobody had signed a valid listing agreement on my behalf.
Caroline added the information to the growing file.
Then she made another discovery.
The $38,000 credit account was only one part of the financial situation.
There were additional expenses connected to the property, including contractor deposits, furniture purchases, and financing applications.
Some transactions appeared to have been made using information Travis had obtained through the emergency power of attorney.
Caroline advised me to notify the relevant financial institutions, preserve every record, and let the appropriate authorities investigate any suspected fraud.
I agreed.
I didn’t want revenge.
I wanted my name protected, my property returned to its proper legal status, and the truth established.
Two days later, I received a call from Patricia.
Kelsey’s mother.
I almost didn’t answer.
But curiosity won.
“Beverly, we need to talk.”
“About what?”
“About the lake house.”
I looked out the window.
“There’s nothing to discuss. It’s my property.”
She sighed.
“Travis told us everything was arranged.”
“Did he show you a deed?”
“Yes.”
“Did you speak to me?”
“No, but—”
“Did you ask me whether I had agreed to let you live there?”
Silence.
Then she said something I never expected.
“Beverly, we invested money. We bought furniture, paid contractors, and changed things because we believed this was our home.”
I closed my eyes.
“Patricia, imagine someone taking your house while you were recovering from surgery. Imagine coming home and discovering that strangers had moved into it. Imagine your own daughter telling you that you were no longer welcome.”
She didn’t answer.
I continued.
“You may have trusted Travis. I understand that. But I never gave you permission to occupy my property permanently.”
Finally, she whispered, “We didn’t know.”
“Then you should ask your daughter and son-in-law why they never asked me.”
The call ended shortly afterward.
A week passed.
My hip was healing slowly.
Diane helped me with groceries, and a physical therapist visited three times a week.
I was beginning to walk short distances without feeling completely dependent on my walker.
But the family situation was becoming more complicated.
Caroline informed me that the county had received our formal challenge to the deed transfer. The lender had also been notified that the property was disputed.
No new financing or sale involving the property could proceed without resolving the legal issues.
The investigation was continuing.
Then, one afternoon, my phone rang.
It was Travis.
I answered.
“Mom?”
“Yes.”
“Can I come over?”
I hesitated.
“Why?”
“I need to talk to you. Just me.”
I agreed.
An hour later, he arrived alone.
He sat across from me in the living room, staring at his hands.
For the first time in years, he looked like the little boy who used to come to me after making a mistake.
“Mom, I messed up.”
I didn’t respond.
He continued.
“Kelsey’s parents were having financial problems. They had sold their house and needed somewhere to stay while they figured things out. I thought the lake house would be perfect.”
“You could have asked me.”
“I know.”
“You could have explained their situation.”
“I know.”
“You could have offered to help them find somewhere else.”
He nodded.
“But you decided that my house was yours to give away.”
He began crying.
“I thought I could fix everything before you found out.”
That sentence hurt more than anything else.
Not because he had made a mistake.
Because he had deliberately planned to hide it.
“How much money did you spend?”
He looked up.
“I don’t know exactly.”
“Travis.”
“More than fifty thousand.”
I felt my chest tighten.
“Where did that money come from?”
He swallowed.
“Some of it was borrowed.”
“Under whose name?”
He didn’t answer.
I leaned back.
“Caroline already has the documents. You need to tell the truth to her and to the investigators.”
He nodded.
Then he said something that made me look at him differently.
“Mom, Kelsey and I have been having problems. Her parents kept telling me that if I wanted to be respected as a husband, I needed to provide more. They kept comparing me to other people.”
I listened.
He continued.
“I wanted to prove I could give them something big. Something that would make them proud of me.”
I stared at him.
“And you chose to prove your worth by taking something from your mother?”
He lowered his head.
“I know how it sounds.”
“No, Travis. You know how it sounds now that you’ve been caught. That’s different.”
He started crying harder.
I felt the old instinct to comfort him.
To tell him everything would be all right.
To find a way to make his problems disappear.
But I didn’t.
For once, I allowed him to sit with the consequences of his decisions.
“I’m your mother,” I said quietly. “I love you. But I will not lie for you, pay for your decisions, or surrender my home to protect your reputation.”
He nodded.
“I understand.”
“Do you?”
“Yes.”
“Then prove it.”
Three weeks later, the situation reached another turning point.
Caroline called me early on a Monday morning.
“Beverly, we have an important development.”
“What happened?”
“The lender has confirmed that the property transfer documents are under formal review. They’ve also identified inconsistencies in the authorization documents.”
She paused.
“Travis has agreed to cooperate with the investigation.”
I closed my eyes.
“What does that mean for my house?”
“We are pursuing the appropriate legal remedies. The fraudulent transfer claim is being challenged, and the court process will determine the final relief. In the meantime, we’ve secured protections against further transactions.”
I thanked her.
Then she added:
“There’s another issue. The contractors have submitted invoices. Some payments were made from funds connected to the disputed credit account.”
I rubbed my forehead.
“What happens to those expenses?”
“That’s something we’ll need to resolve separately. You should not assume you are responsible for debts you did not authorize. We’ll contest them and let the evidence determine liability.”
For the first time, I felt the situation beginning to move in the right direction.
But the biggest surprise came two days later.
Kelsey called.
She sounded exhausted.
“Beverly, I need to tell you something.”
I waited.
“My parents are leaving the lake house.”
I was quiet.
“Why?”
“Because they’ve realized this isn’t going to work. They thought Travis had everything legally arranged. Now they’re worried about being involved in the dispute.”
I almost said something unkind.
Instead, I asked:
“Did they know I hadn’t agreed?”
She hesitated.
“I don’t think they wanted to believe that.”
I looked down at my hands.
“Where are they going?”
“An apartment in Gainesville. They’ll be staying there until they find something permanent.”
“That’s their decision.”
Then Kelsey began crying.
“I know you probably hate me.”
“I don’t hate you, Kelsey.”
“You have every reason to.”
“I am disappointed in what happened. But hatred won’t repair anything.”
She took a shaky breath.
“I should have asked you. I should have called you before moving my parents into your house.”
“Yes,” I said. “You should have.”
There was a long silence.
Then she whispered, “I’m sorry.”
I didn’t immediately forgive her.
An apology could be a beginning, but it could not erase what had happened.
“Thank you for saying that,” I replied.
PART 5: THE DAY I RETURNED TO LAKE HARTWELL
Two months after my surgery, Caroline called with news I had been waiting for.
The legal proceedings had resulted in an order addressing the disputed transfer, and the property records were being corrected through the proper process.
The court had determined that the deed was invalid.
My ownership was restored in the public records.
There were still financial matters to resolve, including disputed charges and potential responsibility for unauthorized transactions, but the lake house was legally mine.
I cried when Caroline told me.
Not because of the money.
Not because I had won an argument.
Because Gerald’s house was still ours.
I asked Diane to help me pack a small suitcase.
“I want to go to Lake Hartwell.”
She looked at my hip.
“Are you sure you’re ready?”
“My physical therapist says I can manage the trip with assistance.”
“Then we’re going.”
We drove down on a Saturday morning.
The road looked exactly as I remembered it.
The trees.
The little roadside market.
The familiar turn toward the lake.
When we reached the property, I asked Diane to stop the car.
I wanted to look at the house before going inside.
The white porch railing had been repainted.
The flower beds were different.
Someone had replaced the old welcome mat.
But the wooden bench beside the water was still there.
Gerald’s bench.
I slowly stepped out of the car.
Diane helped me up the walkway.
I put my hand on the front door.
For a moment, I couldn’t turn the key.
I remembered the last time Gerald had stood there.
He had been holding two cups of coffee.
“Promise me we’ll never stop coming here,” he had said.
I had laughed.
“Why would we?”
He smiled.
“Because people get busy. Life changes. I don’t want this place to become just another building.”
I finally opened the door.
The house smelled different.
There were unfamiliar decorations, furniture arrangements, and boxes stacked near the hallway.
But the walls still held the memories.
The fireplace.
The kitchen window overlooking the trees.
The small corner where Gerald used to read the newspaper.
I walked into the living room and stopped.
On the mantel, someone had placed a photograph of Patricia and Robert.
I carefully picked it up.
Then I placed it inside a cardboard box.
I wasn’t angry anymore.
I simply wanted my home back.
Diane helped me open the windows.
Fresh air moved through the rooms.
Outside, the lake glittered beneath the afternoon sun.
I sat on the porch and listened to the water.
For the first time in months, I felt peaceful.
That evening, Travis called.
“Mom, I heard you went to the lake house.”
“I did.”
“Is everything okay?”
“Yes.”
He was quiet.
Then he asked, “Can I come down sometime?”
I looked toward Gerald’s empty chair.
“Not yet.”
He exhaled.
“I understand.”
“Travis, I need you to understand something. The house is not the problem anymore. What happened between us is.”
“I know.”
“You didn’t just take a property. You made me feel like I was no longer welcome in the life I built.”
His voice cracked.
“I’m sorry, Mom.”
I believed that he was sorry.
But I also knew that rebuilding trust would take much longer than rebuilding a house.
“I hope one day we can have a better relationship,” I said. “But that will require honesty, responsibility, and time.”
“I understand.”
We said goodbye.
I placed the phone on the table.
Then I looked at the photograph of Gerald.
“I wish you were here,” I whispered.
And for the first time, I didn’t feel that I needed anyone else to tell me what to do.
